Indian land records are metric. Indian land conversations are not. The two systems run in parallel and only meet at the registry — which is exactly where a mismatch is most expensive to discover.
India completed its metric transition decades ago, and by any statutory measure the question of how land is measured is settled: hectares and square metres. Yet almost no one buying agricultural land in India will hear a figure in hectares before they reach the registration office. Both things are true, and the gap between them is where most measurement disputes live.
Two systems, two purposes

The split is not random. Metric appears wherever a figure has to be legally precise and comparable across jurisdictions. Traditional units appear wherever a figure has to be intuitively meaningful to the person hearing it.
Why traditional units survive
The usual explanation — inertia, or resistance to change — undersells it. Traditional units carry calibrated intuition that metric units, for most users, do not.
Someone who has farmed in bigha their whole life knows what four bigha looks like, roughly what it yields, roughly what it costs to work, and roughly what it should sell for. That knowledge is attached to the unit. Restate the same parcel as 0.54 hectares and the number is more precise and less informative.
The same is true of the sub-units. A katha in Kolkata or a marla in Ludhiana is roughly the size of a residential plot, which makes it the natural unit for that market in a way that 'about 67 square metres' is not.
The pattern is not unique to India
The UK still sells beer in pints and measures roads in miles. The US retains the acre. Units that carry practical intuition for a specific task tend to outlive the standardisation of everything around them.Where the two systems collide
Parallel systems are fine as long as they never have to agree. These are the points where they do.
- At the listing. The advertised area is in a traditional unit; the recorded area is metric. If nobody reconciles them, the discrepancy surfaces later.
- At price agreement. A rate per bigha, multiplied by a bigha count that turns out to be based on the wrong convention, produces a total that does not match the land.
- At the bank. Valuation works from the recorded metric area. If that is smaller than the advertised area, the loan is smaller than expected.
- At registration. Stamp duty is computed on the recorded area. This is the last point at which a discrepancy can surface and the worst point at which to discover it.

Metric to traditional, and back
The acre sits usefully between the two systems: it is fixed like a metric unit and familiar like a traditional one, which makes it a good intermediate step.

Working across both systems
- Treat square feet as the common currency. Every unit in both systems converts to it cleanly, and it is the unit most Indian buyers can visualise.
- Convert the area, never the rate. A price per bigha converted directly to a price per acre using the wrong ratio compounds the error into the negotiation.
- Ask for the metric area early. It exists, it is definitive, and requesting it is routine.
- Keep both figures in the file. The traditional figure is what everyone will discuss; the metric figure is what will govern.
