A Rajasthan pucca bigha is 27,225 square feet (1.6 to an acre). A kaccha bigha is 17,424 square feet (2.5 to an acre). The pucca is 56 per cent larger. On a ten-bigha purchase, the difference is 2.25 acres of land.
Rajasthan is the state where the pucca/kaccha distinction does the most damage, because both measures are in genuine everyday use and the gap between them is large enough to change a deal completely. This is not an obscure historical footnote. It is the single question a Rajasthan buyer most needs answered.
The two measures

Both figures reduce to clean fractions of an acre, which tells you both are genuine traditional definitions rather than one being a degraded version of the other. The pucca bigha is five-eighths of an acre; the kaccha is exactly two-fifths.
The words themselves are the clue. Pucca means firm, solid, permanent — the measure that was written into the record. Kaccha means unfired, raw, provisional — the working measure used between people who already knew which one they meant.

This is a pricing error, not a paperwork error
If you agree a per-bigha price assuming pucca and the seller means kaccha, you are paying pucca money for 64 per cent of the land. The registry will eventually record the true area — but by then the price is already agreed.Working out which one applies
There is no reliable geographic rule that tells you which measure a given part of Rajasthan uses. Both circulate, and which one a particular seller means depends on habit, on the source of their figure and on what kind of land it is. So you have to ask.
- Ask directly: 'Is that pucca bigha or kaccha bigha?' It is a normal question and any genuine seller will answer it.
- Ask for the square footage alongside. 27,225 confirms pucca; 17,424 confirms kaccha. If the seller cannot produce either number, that itself is informative.
- Ask where the figure came from. A number taken from a revenue record is more likely to be pucca; one from a family arrangement or a neighbour's estimate is more likely kaccha.
- Get the answer in writing, in the same document as the area. A verbal clarification does not survive a dispute.

Pucca and kaccha outside Rajasthan
The distinction is not unique to Rajasthan, though it is sharpest there.
- Uttar Pradesh: a kaccha bigha is commonly cited as one third of the pucca — around 9,075 against 27,225 square feet.
- Punjab and Haryana: the competing figures of 21,780 and about 9,072 square feet reflect a similar split, though they are not always labelled pucca and kaccha.
- Uttarakhand: the hill/plain divide plays a comparable role, with the plains bigha 2.5 times the hill bigha.
In every case the mechanism is the same: two conventions coexisting in one place, with nothing in the word itself to distinguish them. The Uttar Pradesh guide covers a state where the same problem is compounded by a regional split on top of the pucca/kaccha one.
Biswa in Rajasthan
Rajasthan also uses the biswa as a subdivision, generally twenty to a bigha. As with every sub-unit defined against a contested parent, the biswa inherits the ambiguity: a pucca biswa is 1,361.25 square feet and a kaccha biswa about 871.
Establishing the parent unit first is therefore not optional. Converting a biswa figure without knowing whether it descends from a pucca or kaccha bigha reproduces the same 56 per cent error one level down.
